Will be coming to Austin for 2 days to checkout the city/neighborhoods. Please help me decide where i should look.

1) What is your budget?
around $400K

2) How large of a house do you need? what kind of views? what size lot? how old? updated? style? HOA?
4 bedrooms - don't necessarily need a large house, but need a good backyard, preferably a wooded lot (view of lake/water or gold course would of course be nice). Prefer houses built within the last 10 - 15 years or newer. HOA is fine.

3) What part of town is your job? What type of job (planning for the next job)
Software engineer - will be telecommuting and working my existing job.

4) What kind of commute is acceptable?
30 mins - if i were to find a new job as a software engineer

5) What kind of schools are you looking for?
Need very good public high schools for my 2 girls. My research indicates westwood, westlake, Mcneil, Vandegrift etc... in that order.

6) What hobbies do you/kids have?
Older kid likes to ride horses (taking classes).

7) What kind of entertainment are you looking for?
Looking for arts, music, restaurants - but will be able to drive downtown for those, if that's where they are.

8)Briefly describe the kind of neighborhood you'd like to live in
families with teen children, mature, , safe, close-knit, block parties - all these would be good . If the neighborhood has a swim team for kids, that would be nice.

9) List three things that are important to you in order of importance.
family oriented, large lots, safety.

how large is a "large lot" to you? Practically everyplace is family friendly and safe. You will find plenty in your price range especially if "large" means a quarter of an acre of less.

Avery Ranch will tick a lot of those boxes, as will parts of 78729, Davis Springs and you might be able to find something in Canyon Creek.

Around a quarter of an acre should be good. Looking for a good size backyard, so the kids and the dogs have enough to run around and play.

You've got some great options SW at that price point. There are several neighborhoods E and W of Mopac, between William Cannon and Slaughter that exactly match what you are looking for. Most track to an excellent HS - Bowie, especially of you stay W of Mopac. You can even get in to a great neighborhood called Travis Country at that price. It tracks to an excellent HS - Austin High. TC is exactly what you are looking for - close knit, swim team, etc. all of these SW options - but especially TC - have the advantage of being relatively close in. Max 25 min to DT outside rush hour. TC maybe 10, depending on how far back in it you are. You won't find that short a trip to the restaurants and things DT on your list anywhere else on Austin.

You have this bolded so are you set on these 4 schools? You can eliminate Westlake as it's out of your price range. The other three limit you quite a bit on areas honestly. What about Cedar Park High School? Vista Ridge is a very good public high school as well. Expanding your High Schools just a bit will make your search a lot easier in my opinion.

Yes, on Westwood, McNeil, and Vandegrift, but an area like the LISD side of Avery Ranch might hit all of your wants and feed into Vista Ridge which is a good school. The same goes for Cedar Park High.

Maybe check out Dripping Springs (Belterra, High Point, etc.) because of the horse aspect. It'll likely be over 30 minutes to downtown during rush hour though. We have some friends who just moved out that way, in part, because of their daughter's interest in horses.

There are quite a few stables North/Northwest, if you're willing to drive a bit for her lessons. Trick is that the soil west of I35 is more rocky, with pockets of soil good for horses, so they're maybe a bit further out.
