Mmmmm' cause I'm curious what town in NY (assuming NYC metro) were you 30 minutes outside the city with a quaint old town feel with decent schools that only left you with 350k (or thereabouts) to play with?

Or are you holding the NY house?

Lots of nice places to rent in these areas though, either homes or in complexes. There are some nice complexes in these areas, with townhomes up to 3300sf. I've also seen townhomes going for under $400k in nearby areas, like Brentwood. Historic homes but not of architectural significance. Still, very walkable. I think Rosedale is very pretty.

Hmm...There are some pockets in the Villages of Western Oaks (southwest Austin) that are within walking distance to a LOT of things - restaurants, grocer, movie, coffee, etc. - that would fit in the budget relatively easily, but the 30 minutes to campus would only be during off-hours. If you are willing to bike, there is an excellent biking path system and generally low/slow traffic, and that opens up a ton of places you can get to w/o a car. Schools are Bowie HS and either Small MS or Gorzycki MS (most likely Gorzycki for the area you are looking for). Look at the intersection of Davis and Escarpment, and then probably focus on the SE direction from that intersection if you want to walk for groceries.

Right now any SF home under $350K in Brentwood or Crestview is a lot scraper (and being devoured by one particular "developer") or will have so much competition that the price will escalate beyond that price point in a bidding war. Rosedale is 100% out of their stated budget.

Take a look at Cedar Park in the area of Cypress Creek, zoned for Cedar Park HS. Community feel, shops and restaurants nearby. Def not a "village" feel, it's suburbia, but tolerable. I wanted what you want, when I first moved here. It's not here for under $500k. Depending on the time you drive, the commute could be tolerable. Have a neighbor that works downtown and leaves before 7am and comes back 3:30-4. Says it's less than 1/2 hr.

Don't get discouraged, you will find something, I will say that your amount is a bit low to live right near the college, I've already looked, find yourself a good realtor. We are moving from Brooklyn NY as well and we walk everywhere too so it will be a huge adjustment.

We gave up looking in Austin proper an dare moving to Bastrop, its a bit of a commute for my hubster but his company is in south austin.
