How many people live downtown and work 9-5 in bee caves - like in your scenario? Probably less than 1%. I would be willing to bet that the afternoon rush hour is one of the ONLY times during the day that you can get downtown from beecaves in 28 minutes.

Having actually lived in Bee Caves, I can tell you the only time you CAN'T get downtown in 28 minutes is during morning rush.

I really don't know but I do know that your slapping around with half guesses, conjecture and bets are worth even less than the weight of the internet.

or your one-off / best case scenario is "real" when it isn't. Try driving from downtown to Beecaves during afternoon rush hour. That is a real life scenario.

It depends where you live. Like mopac traffic southbound is not nearly as bad as i35 near the downtown area. OMG...I was downtown and took Cesear Chavez to i35 and it took me an hour to go 20 miles. It was very sad. I cried. I was restless. I'm glad I'm home and I'm never going over there again.

The problem is that a lot of downtown employees live south. You put the jobs one place, and the houses in another place, then you have problems.

In 20 miles you could not find an exit to get off of IH-35 and take surface streets to your destination? I would have in a heart beat, they are often much faster during rush hours.
