Mommy works downtown. Daddy works on Research Blvd. Kiddos go to daycare and school on West Anderson Lane/Hart Lane area. Our budget is less than $400,000, ideally. Where would you look for a house? Please don't tell me Cedar Park or Round Rock are my only options for decent neighborhood or a house that doesn't need to be gutted! Thanks in advance for suggestions..

Barrington Oaks and the areas surrounding it that track to the same RRISD schools.

Well it depends on what other things you want (i.e. home size, lot size, newer construction, etc.) Cedar Park/RR aren't your only options at that price range but if you are looking for a house that is over 2k sq ft. and schools, they are good options. NW Austin by Lakeline, the Anderson Mill/Spicewood Springs area... all are in the price range, though SS will be at the top of your range. 78729 offers decent bang for your buck. Avery Ranch (older sections). Though to be honest, there's not much differentiating that area of NW Austin and Cedar Park...blurred lines.

Where does daddy work on 183 ("Research" aka as 183, is a long freeway)?


I would agree with Barrington Oaks, or Milwood.

Or the area between 183 & Parmer (north/south)....& between Mopac & McNeil (east/west), most of which would feed into Anderson HS (or McNeil HS?). Is Milwood in that square?

I'm going to guess that nice neighborhood you're currently in (or area within 2 miles of Anderson HS) is out of your range.

If my budget was under $300K then I would look at the section of Milwood that feeds into RRISD. Since your budget is under $400K, I think Barrington Oaks is a step up. But, I've always been a person that tries to buy into the lower or middle of the price range of a neighborhood. I would have said Allandale 3 years ago, but I think the sub-$400K times for a non fixer upper are over.

In Wooten, 2 actives (one 984 sq. ft., one 1912 sq. ft., two pendings in the same size range, 9 solds in the 1,000-1500 size range.

In Brentwood, one to be built, no other actives, pendings, or sold in the last 90 days in that price range.

What about Angus Valley, just off of Duval? I had a house there some years ago and loved the location...although traffic has gotten worse, so not sure how that affects the neighborhood.

Ack, just did an AHS for <400k in Angus Valley, and only got one hit - 1,850 sq ft for 348k.
