We are about to list our home and someone has offered to buy it before it lists. They are asking us to come with them with a price. How do you get the right price for your house when the buyer asks you to bring a number to the table? Any advice would be greatly appreciated.

how much do you realistically want for the house? add a few K and throw it out there for starters.

I would see what other homes in your neighborhood has sold for and go from there.

Don't go to court without a lawyer. Don't sell your house without a Realtor. There is a lot to consider- not leaving money on the table is a big part of that.

We have a realtor already. There will be no commission, he waived his fee and the buyers don't have a buyer's agent so I only have to pay closing costs.

If you have a realtor already and he is agreeing to waive his fee then just have him perform a CMA for you.

We already know what it is valued at from our realtor. We are thinking of knocking about 5K off the price. We are in a very good area and these homes are in high demand.

I guess I really misunderstood the question. If you know the value of your house- then you know the number to offer it to them at. Apparently they are seeking a discount since you won't have commissions involved? I'm not sure what the motivation for selling to them instead of putting it on the open market would be. Do you feel that it would be quicker or easier? If that is the case, then decide how much the convenience is worth to you, subtract broker fees and maybe that is your price.
I suggest putting it on the open market and giving them first right of refusal.

Yes, they are looking for a good price. It was just a weird situation to have to present them with the offer as opposed to them coming to us with a price. You are right markstrub. There will be no broker fees at all. Just closing. Probably if we put it on the market we would have to pay 3% to a buyer's agent if someone had one. That's the motivation, to not have to pay a buyer's agent since they don't have one.
