It seems like austin is in a huge building/construction boom. I have plans to remodel my house but cant get anyone to place a bid (prob around 100K to add 400 sq ft above a garage).

Is anyone else experiencing this?

My architect says it is completely crazy right now.

And if you do, it will probably be "surge" pricing. Contractors are the original surge pricing pioneers.

What are you trying to do that costs $250 per sqft, a garage apartment? I know some people who might bid it.

Steve

That is so true!! Of course, I got some very small jobs done by excellent contractors during 2009-10! They were so desperate. I only wish I had more projects done then.

We're trying to find someone to address a leak that wasn't the roof at all but the window and can't find anyone yet. I came to the conclusion that because of the recent floods, winds, rain, there is ample work and they're busy...but I could be wrong.

Good contractors are certainly slammed. I've had lots of work done, I make sure they know I'm serious, not shopping around and have a real flexible schedule to meet and discuss.

Well I think it should be about 150/sq ft but people are hinting at 250/sq ft.

I might wait until the next recession to do it. I just wanted to get a sense of if it was just the few contractors I contacted or a citywide issue.

It's been a pain to find a contractor in Austin for a few years now. I imagine right now it's nearly impossible. And then you have to think, if I actually can find a contractor with some time for my project right now, how good can they be?

I would park the cash and wait for the next downturn, personally. We did all of our renovations (solar panels, spa/deck/pool, added a 4th bedroom) during 2010-2012 with no issues in terms of quality and cost.
