We are looking at moving to Austin proper from the Hill Country. I would like to start looking at homes online but am not sure where to look. We have kids and have been happy with what many would consider "good" schools and don't necessarily need "the best." We want an older, established neighborhood with shops and restaurants within walking distance. We need 3BR and an office. We are big runners and would LOVE access to Town Lake. I am familiar with Bouldin Creek and love it, but prices seem a little north of our budget. Can anyone recommend slightly less expensive area? What would property taxes be like on a million dollar home? What are the schools like in south Austin?

Property taxes would be about $2,000 per month on a 1MM home in Austin proper.

around $22K in property taxes for a million dollar house. Kids in Bouldin go to private schools or AISD magnet/academy programs, if that is okay with you look at Travis Heights too. One million is close to entry level in Tarrytown or Rollingwood these days but with a good realtor you should find something. You could try Zilker or Barton Hills, they track to Austin HS which is a much better school than Travis and you would have easy access to the Barton Creek greenbelt as well as the Town Lake Trail.

You will do fine staying W of S Lamar. Plenty of 3 and 4 BR homes in that area in your budget. The elementaries are Barton Hills and Zilker, and track to O Henry MS and Austin HS. All are good to excellent. "Walk" may be a relative term -- your "walk" might not be someone else's, but possible, and definitely bike-able.

Enjoy - those are great neighborhoods. You won't go wrong in there.

Great decision! I would recommend the following neighborhoods:

Central Austin
: Belmont, Bryker Woods, Hancock, Hyde Park, North University, Rosedale
East Central Austin: East Cesar Chavez, French Place, Holly, Swede Hill
South Central Austin: Barton Hills, Bouldin, Galindo, South Lamar, Travis Heights, Zilker
West Central Austin: Deep Eddy Heights, Highland Park West, Tarrytown
