I agree with this recommendation for SW Austin, except I'd put the usual commute at more like 45 minutes during rush hour, having lived here since 1981 and commuting most days. Some days when all goes well 35 minutes is a possibility, as the mid day commute is only about 15-20 minutes.

My wife made this drive for about a year when we lived in CP.

The drive out of Austin at 5pm is the killer, going north.

That was much longer than the posted 35 minutes.

The only reason I said that particular house was a 35 min commute is because it literally is 2 minutes from Mopac. Many of the SW commutes take 10 or so minutes just to get on the freeway.

This is way I don't understand the South Austin recommendation. Traffic down there is just horrible at almost all times during the week. I recall training down in South Austin for 2 years and sitting in traffic going back north and through Slaughter Lane and I-35 on Saturdays and Sundays. I would rather have it easy running errands and stuff and suffering during the weekdays. Even so, the OP doesn't mind taking the train which drops him off less than a quarter mile away from Frost Tower and the train has wifi on board. He could purchase a home near Lakeline and have everything he wants within walking or biking distance. You cannot underestimate being stuck in traffic just doing something menial like getting stuff from HD or HEB.

He also stated his work time is flexible. Traffic disappears north to CP around 6:30PM if you are driving. In the summer, it's even better usually disappearing around 6:15-6:30PM.

Since schools are a big deal for him he pretty much has to target a home that feeds to Bowie HS considering he can purchase north and get zoned to Cedar Park High or Vista Ridge.

Because no one said to live where you have to drive to town on 35.

South Austin -- it's like a whole 'nother country.

You know... this goes without saying but I'll be annoying and say it any way.

A lot depends on schedules and windows.

If you can flex your hours and start your workday between 6:30 and 7:30 a.m. and end your workday between 3:00 and 4:00 p.m., you will have a much shorter (time-wise) and more pleasant commute than if you work the standard 8:00 to 5:00 or later.

Also, once you're settled, you'll need to try leaving your house at various times to find the right window. For example, if I leave my house at 6:30 a.m. I can travel 27 miles in 40 minutes, but if I leave my house at 6:45 a.m. it will take me one hour.

I still think commuting from the LCP into Central Austin is the bomb dot com. Seven Austin-bound buses and four Austin-bound trains pull out of Leander between 6:00 and 7:30 a.m. That many roll back into Leander between 5:00 and 6:30 p.m. Yeah, a 45 minute (more or less) commute takes about an hour, but it's so relaxing to sit back and read, watch movies, play games or nap and let somebody else worry about the traffic.

I've gotten to where I loathe driving to work. I won't do it unless I have to take a sloshy crockpot to an office party.

I am also in the same boat..after researching various areas and house quality and sizes, I selected Falcon Pointe and Avalon in Pflugerville. You can get great school in walking distance and good size new homes are in range of 250K-350K.

I signed a contract for a 2800sqft 1.5 story home with many upgrades at 312K on not so big lot(60 x 125). Commute from pflugerville to downtown is easy then from Round rock or cedar park. I live in Jollyville which is half the way to cedar park on 183 and spend 35-50 minute driving in traffic in evening between 5-7pm.

PS: I am new to Austin just shared my personal view, someone having more experience can comment and correct me.

I will recommend the 78729 area --you can definitely get good schools and a 1700 sq foot ish house in your price range. My husband works downtown and his commute is around 30 -45 minutes depending. Once the toll lanes on Mopark open up it may be much faster, and you'll be able to get on Mopark at McNeil.

Commuting into Austin is easy any time. It's all about knowing he roads. Traffic is awful everywhere but it's way worse in the south Austin area. I don't understand why people like south Austin- if I had visited south Austin first I don't know if we'd even be here. But hey to each their own. 183 toll is a huge help- avoid 183 north from braker to duval after 330pm and you'll be alright. even if you do learn the back roads because a few will get you past that parking lot. Cedar park and Leander are great places to live and raise a family. Now traveling alongn620- f that
