If you had between 300-400k for a new house, where would you move in Austin for the greatest home appreciation over the next 10 years?

east austin as close to downtown as possible or as far north on south congress/south lamar as I could afford.

First thing would be to go back 3-5 years...THAT was where the money was made, IMO...unless you take a giant gamble on something raw and develop it yourself.

Highland or Wooten neighborhoods to the north, anywhere along Manchaca north and south of Ben White, but no further south than Stasseney, Chesnut neighborhood in East Austin, and the houses off MKL inside 183.

Every single one of them RESALE! There is no appreciation to be had in a new home until the entire subdivision and area is built out. Until the build out is complete, you would have buyers choosing to by pass your house to chase a new house just down the road, builders have big pockets to ride out downturns, you do not. Land is what appreciates and resale homes is where to find value and appreciation.

You might find some new urban infill homes in those areas, they can work too.

78745, between William Cannon and Ben White. No place else has the combination of shopping, easy access downtown and decent schools at your price point. Will be the next 78704.

Balcones Village off 183 North (the golf course community). Built from the late '60s to early '80s. Mostly custom built homes on good sized lots with oaks, and has pretty quick access to downtown (not rush hours though).

Home prices have not shot up exponentially..... yet.

Expect to do renovations.

I don't see any home in this area for under $500k. Mostly $600+

For the most part. There are some in the 400s. Spicewood elementary is the zone. And I would argue that prices have jumped a fair amount in the past three years. I know because we just sold our house, that we owned for only three years, in this area and made a pretty penny in a short amount of time.

Great area.

Well, guess I hadn't paid attention the last several years.

One of my brothers still owns a 3,500 sq.ft. house in that neighborhood. He built it in 1971 for around $55,000. After he & his wife retired a few years ago, they built a new home up in Georgetown. They kept the old place as kind of a "town home", but they rarely overnight there. He's getting tired of maintaining it and the yard. The place is like a '70s time capsule - it's never been updated.
