Should I buy a house in East Riverside 78741 or Stassney 78745? Which is a better investment? Trying to figure out which location would be a better investment for the future. Which area will show greater appreciation value, you think, in the next 5-10 years??

I think it's a wash, really. 78741 is closer to downtown, but the schools in 78745 would have more potential upside if they repurpose Crockett into a magnet. If identically priced houses of the same age, builder and floor plan, I would give a slight edge to 78741 as there will be a lot of high-end infill coming to that corridor over the next 10 years, and it has a lower baseline currently. 78745 is already being branded as the next 78704, and the prices have started to show that already.

I agree. Without knowing all the specific details, it is impossible to say. Pretty much a wash.

Agreed. It might also depend on what you're looking at in 78741 as well as it can vary greatly. Where do you want to live for the next 5-10 years?

Why don't you figure out which one you would rather live in over that time period?

they're the same house, just in different locations. trying to figure out which would be the better investment. I like SOLA and S. Austin, but I go to Town Lake and downtown a lot, so that's part of what draws me to Riverside. Plus, i know it's getting nicer. Right now, it feels rougher, more ghetto in some parts, but with the potential for growth b/c it's not quite developed yet... whereas 78745 seems more like Westlake, more suburban... not sure which would be the best in the long run... will have kids eventually someday.

Riverside. Buildings and construction will continue driving lower income folks out. Not good for them but that's the way it's rolling.
