Huge neighborhood by Clark Wilson Builder to spring up near Kyle south of Austin - Austin Business Journal

"Another huge master-planned development is in the works south of Austin that could include as many as 2,200 homes after Clark Wilson Builder Inc. purchased Nance Ranch, a 673-acre tract near Kyle.

The undeveloped land was sold to the builder by CBRE Group Inc. Carter Breed represented the seller.

The property has frontage on Farm to Market 150 about one mile west of Ranch Road 2770. The future community is surrounded on the north and west by large ranches, many of which have conservation easements, prohibiting future development and ensuring long-term Hill Country views, the builder said in its announcement."

So, for the traffic-interested amongst us, if you are person living here, how do you get to where the jobs are?

They will us the new SH45 SW to dump directly onto Mopac at Circle C.

Which is preferable to them dumping onto Mopac at Circle C via Brodie to Slaughter. All that traffic was never intended to go on a two lane road through a residential neighborhood.

Kyle needs to lure white collar jobs, not build rooftops for white collar employees working in downtown Austin. This is why I-35 is effed. CBRE doesn't care, nor will they inform potential homebuyers of this disaster they are helping create.

Yes, they do. As much as many hate to hear it, Austin needs to expand in every direction. Putting all the jobs downtown, while desirable for Austin's tax base, is not sustainable without more capacity or a true mass transit system, neither of which are possible. If I was an enterprise-level business (Fortune 500), I would be thinking of ways to get the people living in South Austin and West Austin to commute to Buda or Kyle. Then I'd put some offices right here:

Supposedly, the Estancia Hill Country located there was to have 3 corporate campuses.

Until now, all they have done there is build rooftops priced from $300-500K - for downtown workers.

I agree with all of the comments above. (& It would definitely be nice if jobs were located near the people....as opposed to the people slogging their way through parts of two counties for 50-70 min. each way to the job).

Random thoughts from a dude who doesn't have a geographic dog in this hunt (since I live in NW Austin)...but does have an economic dog in the hunt:

- Nice to see some rooftops planned SW...I was afraid that at some point I'd be seeing nothing but rooftops NW until they reached Lampasas. Maybe this SW expansion will take the foot off the gas some.

- I oppose spending Travis County (or CofA) funds to improve roads for people who live in Hays Co (& Kyle/Buda). Let them pay for it....and/or enjoy the 70 min. commute.

(note: I realize the pig will be inside the python once these commuters join the Circle C crowd (on Mopac) & all Austin citizens will pay for the continued expansion of the cluster**** that will be known as S. Mopac, but thought I'd mention - early on - that I don't like paying for problems created by Hays/Kyle/Buda)

- That 2000 rooftop housing track backs up to Onion Creek. The same Onion Creek that floods downstream. The same Onion Creek that flooded homes inside CofA that our socialist Council thought would be a good idea to "buy out". I'm not a flood engineer, but rooftops create more drainage issues. What does CofA (or Travis Co.) have to say about 2000 rooftops being built upstream? What can they do (or what is Hays Co required to do) regarding this? A big ol' hole retainage pond? a Dam (with a big ol' retainage pond)? A bunch of money to put aside for when the next rain event happens in 5 years? (& we have to buy out another couple of hundred - or couple of thousand? - homes?)

I'm sitting high up on a hill in NW Austin (fat, dumb & happy) & my opinion is that: I don't want to pay for retainage ponds in Kyle... or flooded out houses near Onion Creek CC in 2 years.....or freeways that allow Hays Co to access Downtown easily......or monster expansion projects on South Mopac (yeah....I know, I HAVE to pay my fair share for Mopac, since it's actually IN Austin....but I don't have to like it ).

But as far as flooding in the 500 year (or 50,000 year) flood plain....Buyer beware and get insurance, or learn how to do the backstroke. And as far as retainage ponds & dams in Kyle (somebody (city/county/state?) needs to require that they (Hays Co or Kyle) build them (HUGE ones) & pay for them. The locals can use them for soccer & softball fields...or not.

Really hard pressed to understand why it seems to be OK to spend Austin (or Travis County) funds to expand roads for commuters from Cedar Park, Leander, Round Rock - or any other place in WilCo - and be so bile filled towards commuters from Buda or Kyle.

Where in his post did he advocate CoA funds for CP/RR/L commuters?

(though "any other place in WillCo" also includes Austin residents)


Of course, building in RR doesn't flood Austin either.

The bigger issue is the Onion Creek drainage & rooftops being built upstream.

Regarding Travis Co spending in Wilco, yep...it's dumb. Regarding Wilco roads, Wilco builds them. Some are Toll and some aren't. Once the very fine Wilco road enters Travis Co. (though) it's gridlock (with fewer lanes). Travis & CofA doesn't build enough roads or improve the ones they have (in their OWN backyard).

Heck, CofA is building "affordable housing" ON currently gridlocked roads (with no plan on improving the roads). My (& your) tax dollars subsidizing further gridlock. Maybe Travis county (or CofA) ran out of money after providing "affordable housing" out in the suburbs & buying out all those homes in the one million year flood plain.

Seriously (BOT)....is no govt. entity going to talk about the impact that 2000 rooftops (with more to come) will have on Onion Creek down stream? (especially after the Halloween flood fiasco & subsequent sugar daddy buyout a couple of years back).
