Lol, sorry, I missed the gist of that .

AMJ27 is pretty much correct, but in the world of Middle Schools, it really isn't that bad, it is only when you are comparing it to the two to the west that it doesn't look as good. Elementary schools are still not bad, as well, if not 'valued' as much as Kiker, Clayton, Mills, etc.

Home construction tends to be a little lower quality than VOWO and CC, so it may not be to your liking, but it is an area that probably has more long-term up-side than CC does.

If you have older kids (post-MS) and want to be within walking distance to Bowie, that would be a nice place to be....

Why do you think it has more long-term up-side than CC?

Because it is lower priced now than CC and I think the prices in CC will start to drive more people to look at that area. Given a choice between CC and Sendera, almost everyone selects CC, but that pressure on home prices there will eventual top out - maybe very soon? I don't think the values will ever catch up, but the percent appreciation may be higher in Sendera over the next 10 years.

Also, whereas CC still seems a bit remote from commercial areas, Sendera has better access to a lot of stuff on Brodie.

A family I know that lives in Sendera said that they were zoned to Covington, but maybe they have redrawn the boundaries for Sendera to go to Bailey or maybe the neighborhood is half and half.

I like the location a lot. I'd say that it is easier access to Mopac than Circle C, for the most part. I've met many families that start in Sendera and have moved to Circle C as their kids have gotten older.

One other thing that I've heard from multiple people in Sendera is that the HOA enforcement is pretty hardcore. I heard this a couple of years ago, but it was from multiple people. Things may have changed since then, but there were stories of a certain individual with a clipboard who would troll the neighborhood looking for violations. On the plus side, I suppose that would keep the neighborhood looking good consistently!

If schools are an issue, have you looked into maybe the Westcreek area in SW Austin? I haven't been pricing out homes in either area, but judging from the homes, I would guess that they would maybe be similarly priced? Westcreek feeds into Patton and Small, and I think that I would prefer those schools for my kids over Cowan and Bailey. The families that I know who have kids at Patton seem to love it. Small MS has a really great Green Tech Academy. We know a few families who live in Westcreek and it just seems like a nice neighborhood to live in with really nice families.

I think that Small's Green Tech program is one that you can apply to and transfer into. And remember that there are other MS magnet options as well (Lamar Fine Arts, Ann Richards, Fulmore's Law and Humanities, Kealing for advanced academics).
