Former clients will often tell their realtor when they are planning to sell again; however, I would think only a small percent would end up not being on the MLS...most sellers are going to want the exposure to the market regardless.

Btw, this Venn diagram doesn't exactly apply, but the idea is the same....you seem to be looking at the middle of a Venn diagram with about 10 circles to it and wanting the house that falls in all 10 of them.

But you don't want to spend 40-50K in repairs?? That would be one of the "ten circles" mentioned in the post above. The reality is that no one who owns one a property like the one you are looking for is willing to sell it for <$400K unless they died with no children, or their realtor doesn't speak English and you screw them on the paperwork.

Honestly, I would just wait it out until the market stabilizes or drops, and/or you get the raise that you need to afford what you want. For the last 4 months, you've been running circles on this forum asking people to find you a unicorn.

Is this in response to something? I am confused.

But in any case, it is either in South or Southwest Austin, don't know if there is an official definition of those two areas, but I agree that many people would consider it SW instead of S. Is that your question is related to?
