An expansion joint apparently came partially out of the masonry on the outside of the house. Water dripped in through there into the base of the wall, and down into the carpet, or that is the best the mitigation people can find. There is no roof leaks, and the foundation isn't damaged.

Maybe doesn't apply to your case but we had a bad leak in the garage. What was happening: the window frames on the second floor were rotted and water finds the path of least resistance I suppose. Rain was coming in from there. Taking down the wet drywall in the garage was a pain the rear. Personally, I would have never thought the leak was from around the windows.

Thankfully the window frames were replaced with cedar which I painted on ALL sides. This house isn't that old but they put it up cheap. We're having most of the window frames replaced because they're rotted and have fungus growing on them. Ick.

No rain in the garage now!

My grandparents home in a major city built over 60 some years ago still looks good. I'm sure they've had to replace and repair but I'm not sure the homes built today in a lot of these subdivisions will stand the test of time. That is my opinion.

Currently I'm watching the subdivisions pop on county road 110 off of hwy 79 and it's unbelievable how fast they are going up.

Sorry, I divert.

The other idea I was going to suggest depends on if you have dogs. Our dogs are not fond of the storms and I always make sure there are no wet spots after a storm.

what was your findings? We are having the same issue after hard rain.
