Looking to buy an investment property (under $400K) close to downtown (less than 5-7 miles) and realize that there may not be too many options with that criteria. There are a couple of new communities west of 35 on Stassney (near west gate) as well as a few along the east riverside drive, close to 71. It looks like there is a lot of promise for good appreciation in those areas but not sure if it is a safe or speculative investment. Also, what would be the prospects for something like that being rented out round the year. Any thoughts would be greatly appreciated. Really confused over whether to make a safe bet in some of the proven areas with good school districts or something closer to downtown? Also read about the Oracle campus news.

Why Austin? Why Texas? Austin is the most expensive housing market in Texas and making real estate investments "cash flow" can be difficult. How long is your time frame? Don't buy in a new community unless your time frame is at least 10 years.

You need to be well informed and savvy to make real estate investments in Austin pay off.
