(& you can stop searching in Dripping, Lakeway, Bee Caves unless you up your home rental budget....a lot).

How come Austin is so expensive? I feel sorry for graduate students who moved to the area for school without having a job lined up.

Are all of Texas big cities the same way?

Yes, $800 - $1000 for a 3/2. I am willing to settle with a 2/2 at a lower price as long it's roomy with a plenty of closet space.

That is not going to be easy to find in that price range. Before I sold it last year I was renting out a small 1300sf 3/2 in Westcreek, SW Austin, Oakhill area for $1350/mo.

Purely supply and demand - more people moving here than can get close-in housing. Prices go up until the people decide to move further out.

Not as bad, necessarily, but not cheap, either, if you want to live in close. Did a quick search on the 'Clear lake area' of the Houston MLS, and there are quite a few that are <$1,000, but I can't tell you much specifically about them.

That's what I paid in rent for a 3/2 duplex in Round Rock back in 1996.
But those days are long gone.

Austin's growth rate continued through the last recession while new home construction came to a halt and it is still catching up.

If I am willing to live farther out for affordable rentals like Kyle/Buda, how long will my commute be? It is about 16 miles up I-35 to most of South Austin and UT Campus Area.

I prefer not to live more than 20 miles away from Austin.

play around with google maps, you can put in day and time departures (like Monday 8 am) and see what the expected commute time would be, note that the range given is likely to be optimistic. Kyle to the Texas School of the Deaf on a Tuesday, leaving at 8 am is likely to be a 50 minute commute. Even though Buda is about 6 miles closer to Austin, the commute is virtual the same in the morning, around 50-55 minutes, because traffic will massively slow down from Stasseney on in. And it could be another 20 minutes to get to UT.

For your requirements and price, try SE Austin, but a little further out in the 78744 zip code - around McKinney Falls. You can take Ben White/Congress to the ACC campus, and take 183/Airport Blvd to ACC RioGrande and the State Hospital.
