Hi everyone,

New(ish) to the area & I am considering a home in 78748 (Baurele Ranch Park area) and just looking for any input on any things to consider in this area. The house was built in 2007 and I am wondering if there are any common problems or issues in the area to be aware of & on the look out for?

I am not worried about any traffic issues or commute times, I work from home. More interested in pros/cons of the area & houses in the area.

None of Bauerle Ranch is Bowie. It's all Akins, which is a huge difference. Not saying it's either good or bad, but it's different and people have different views on the two schools.

Thank you Kristina for the information. I was hoping for feedback on how is the area, any common issues with homes (foundation, plumbing, etc.).

Does anyone have any opinions on the neighborhood?

Estates of Bauerle Ranch is a different neighborhood, and is zoned to Bowie. I've known people who lived there. Quiet, bucolic, nice greenbelt nearby and not a lot of cut-through traffic. The Manchaca road area is up and coming, too. Amenities and other stand-alone development (not strip malls) are being built in the area.

Make sure that you are not in the flood plains of either Williamson Creek or Onion Creek, both have problems where they pass through that area of S. Austin. Also be aware of proximity to the railroad line passing through N to S Austin, it can be noisy in places. In general the area is all pretty decent middle class neighborhoods.

Thank you.

The listing says it is not in a FEMA 100-year flood plain. The house in on the west side of I35 & miles from both Williamson Creek & Onion Creek. Also, it looks to be at least a couple miles from the railroad tracks.

Just to correct any mis-understanding you might have regarding the geography. Williamson Creek runs all of the way across South Austin from the (West) Oak Hill area to East of IH-35. The same is true of Onion Creek but somewhat further south.

Thank you for the clarification. From the map the home looks to be 2+ miles south of Williamson Creek & 1.5+ miles north of Onion Creek.

Based on this & the listing stating the home in not within a FEMA 100 year flood plain, should I be concerned at all about flooding?

No, that area of town has not flooded.
