I drove basically that same route almost every day at 8:15 for 2 years. It was a solid 45 minutes on a good day. At least once a week it went to an hour+

How about Cedar Park? This house in my nighborhood just went up for sale today, and it looks really nice. It's on a greenbelt and lower than your price range:
