According to google maps, right now (8:05 AM) it's 25 minutes by I35 or 130.

I drove basically that same route almost every day at 8:15 for 2 years. It was a solid 45 minutes on a good day. At least once a week it went to an hour+

Rough Hollow, Georgetown, Plum Creek, Crystal Falls (and others) are "Minutes from Austin"

"Minutes" is an open ended term, and that's how they get away with it. If they gave a time, they could be sued for false advertisement.

When?

Before or after toll 45 was constructed?
Before or after toll 1 was constructed?

How about Cedar Park? This house in my nighborhood just went up for sale today, and it looks really nice. It's on a greenbelt and lower than your price range: https://www.redfin.com/TX/Cedar-Park.../home/32587225. You can walk from there to the street "Colonial", which has a Starbucks, grocery store, pet store, etc.
