I am moving to the Austin area for work the beginning of next year and will be fresh out of college. I am not currently working and was wondering if anyone knew if you could get a loan fresh out of school or do you have to have an established job history.

If I do rent or buy does anyone have any suggestions on towns? I noticed there were several outside of North Austin and have no idea where to start my search.

You need to have established credit and a job history - or a really nice down payment. You should talk to a loan officer after you have a job offer. If you can afford to buy, then it is best to start building your equity now.

I made the mistake of living in an apartment for 5 years after school, and just throwing money away. I had friends who bought after the second year. Most of them had great equity when it was time to move. One of my best friends had $80K in equity after 5 years - this was in the Houston Montrose area.
