Finally new information with that land infront of Belterra. I guess Dripping Springs is finally grown enough for a movie theatre. Other business opening up too. Even though the address is Austin, TX it is in Hays county and should be under Dripping Springs jurisdiction, hopefully the low light ordinance is in effect.

Who cares if any town has a shopping center. This is great for Dripping Springs! I'd be excited for more options to open up in my suburb, regardless if it can be found anywhere else. I am sure you would be, too.

No. If I wanted strip malls and big box stores I wouldn't move to the "country/small town" in the first place. Drip is losing it's identity and will soon just blend in with the rest of Austin sprawl.

I share your sentiments, but how long ago did you move there? That creeping sub-urbanization would happen along a major road like hwy 290 isn't a shock. Might have to sell and move further out.

I understand your frustration in that. But honestly, moving anywhere within 30 miles of any major city center is just asking to live in a suburb. Even now, Lockhart, Bastrop, and even Wimberly isn't safe.

After you leave Oak Hill, you are pretty much out in the country for about 10 miles until you get to Dripping Springs. Dripping Springs is growing, thats for sure, but it's still a long ways into the future until it's a mostly urban landscape between Oak Hill and Dripping Springs. I'd guess more than 50 years away. I think it will become mostly urban between Austin and Bastrop before it becomes mostly urban between Oak Hill and Dripping Springs.

I live in Drip (moved to ATX 2 years ago from Phoenix; chose Drip for the schools, land, affordability and overall quality of life compared to other local, highly-rated schools).

No question that Drip is growing up quickly. That being said, I think you're pretty safe in Wimberly or Blanco or Johnson City, etc. for quite some.
