Hi. We're in the process of buying a house in Austin and the house has a shed in the backyard. We'd like to transform the shed into a bedroom/ guest room.
Does anyone know if we need permit from the city for this? We're in Central Austin.
Also, does anyone have any idea of how much this could cost?
We don't plan on adding a bathroom just yet, but we might consider doing it now depending on the cost.

Thank you!

Yes, you will need a permit! And all the trades (electricians, carpenters, plumbers, HVAC), unless it is one hell of a shed on an adequate foundation, you will need to build from scratch.

Hard to know the cost without knowing the square footage and type of finishes, impervious cover limits on the lot, easements, as well as the current zoning but say 40 grand at least. Could be double that, could be triple.

Just because there is a shed there, that doesn't mean that you can automatically put an accessory dwelling in the same spot, the shed could be too close to the property line, in an easement, etc and it remains just because it hasn't come to anyone's attention. Could also be under utility lines, no one much cares for a shed but a dwelling is a whole nother thing!

good luck
