The simplest answer is the fact that my dad bought 25 acres southeast of Bergstrom 50 years ago, so family luck has cursed the possibility of any substantial development around it.
Even after I inherited the "Patch" (which is leased out to a hay farmer) and the F1 COTA race track was built, nothing in the way of urban sprawl has occurred except for one modest neighborhood with an elementary school just north of me.

Yeah for some reason the anticipated development around COTA never occurred. It seems that people just take the buses into the racetrack then back to downtown.

You can shoot shotguns on 25 acres. If it is outside the COA then you can shoot rifles. Put up some feeders and you will have good hunting.

Late to comment here, but there are tons of large-scale developments planned for east Austin in the areas from 183 to 130 and beyond. This area will change dramatically over the next 5-10 years.

Colony Park - 138 acres with 370 single-family homes, 48 acres for open space, and 8 acres for office use
Indian Hills - 240 acres mixed-use development
Agave InTown Homes - 460 single family homes on 70 acres
Wildhorse Ranch - 1,450 acres of mixed use with 478 single-family homes and 698 for parks and open space
Eastwood - 664 acres with 2,305 single-family homes
Briarcreek - 566 acres with 1,023 residential units, and 391 acres of greenbelt
Estate at Bell Farms - 244 acres with 747 single-family homes
Whisper Valley - 2,000 acre mixed-use development with 700 acres of parkland
Wolf Subdivision - 203 acres with 731 single-family homes with 33 acre greenbelt
Gilbert Lane - 163 acres with 673 single-family homes
Parker Creek Ranch - 138 acres with 370 single family residential units and 48 acres open space

These are just a few of the development projects. There are loads more planned.
