Happy Friday,
Has anyone been successful in leasing their home without using a Realtor? Our home has been listed for 30 days, but we have had only one showing . We did have an analysis done on rent averages in our area, and our home is priced accordingly. Our home is listed on Zillow, Hotpads, and Trulia..still no bites..trying to save $$ by doing it ourselves...any suggestions you have would be great. thanks

If you had it listed for 30 days you have already lost one month worth of rent. An agent will typically take one month of rent.

Not using an agent can be a foolish waste of money. An agent costs you nothing unless they get it rented out.

If you are in a good location put your listing on airbnb or VRBO as a vacation rental

The problem is that I don't know anyone who looks for a residential lease in Austin who goes to Zillow or Trulia! Either leverage your own network (neighborhood list serve, any UT connections, connections via your employer, church, community groups) or get an agent and get it in the MLS.

The leasing market is extremely soft. And it's the worst time of year to try to lease a home. It has to be priced below the comps.

DIY Landlords attract those hoping to avoid formal screening. You may be jumping out of the frying pan into the fire. If you do not have the ability to pull credit and do proper screening, a price drop may be the best next move.

If you list it with a Realtor for just the purposes of getting it rented, some Realtors will do it for 50% of the rent and you will get more exposure. There is also rentbyowner.com. Have you tried that? Craig's list is a somewhat risky way, but a popular way to get exposure for your home for rent. Where is you home, my daughter is looking for a home to rent.
