No, we've considered it. I am not saying I will only stay at Steiner or Lakeway. I've looked at Arboretum, Great Hills areas as well. But I love the look and feel of lakeway and Steiner is all. It really does depend on where hubby gets a job. I don't want either of us to have a hellish commute since we are moving to Austin to get better work-life balance.

SW Austin is not Dripping Springs. Dripping Springs is Dripping Springs. SW Austin is literally the SW part of Austin. It's around Brodie Ln and West of that area. It's Circle C, it's Villages of Western Oaks, it's Legend Oaks... it's SW Austin.

FYI, commute from Avery Ranch to Samsung West lake location is actually not bad. My close friend does that daily. In the mornings (after 8.30) It's 40 minutes worst case . 30 mins most of the days. Evenings it. Averages 49 mins most of the days. If you start late in the evening(after 6.15) it's 30 mins.

I paid my house off in 2000. Now my taxes are higher than my house payments( including taxes) were. 7000 a year for a 2 bed 1 bath home 12 blocks south of Town Lake.

If you had invested the difference between the 2000 year tax rate and the 2017 tax rate, what would your gain have been?

That's not the point. There was a recent article comparing what it was like to buy a home in the 50s/60s compared to today, and all of the underlying structural differences, how blacks were Royally screwed, and how costs compared to income have shifted.

The lack of ethnic food is a problem, that's for sure. All that's out here is steak, BBQ, burgers, and TexMex. Now granted that's some good stuff but I need more than that. Fortunately Stuffed is right down the road and there I can get my Cajun fix. There was an Indian food trailer but that closed. There's a Chinese delivery place in Steiner that's not too bad. Alas...

@cBach and other - We are considering the Bee Cave area. Are the restaurant choices a little better than Steiner? That would be a big draw for us.

It won't be like being downtown, but there are a variety of restaurants in the Hill Country Galleria (Bee Cave) and some popping up in the area. Off the top of my head, there is Japanese (Tadashi), Tapas (La Bodega), Argentinian (Buenos Aires), Mandola's Italian, Pho Vietnamese, Cajun/Creole (Cypress Grill), Seafood/Steak (Cafe Blue) .And then your usual round-up of Tex-Mex and BBQ of course.
