Hello, I have a question about rezoning. We found a lot we like within city of Austin, but the lot is a bit big for us, I am wondering how's the possibility of rezoning it into two lots, so me and my friend can build two family residences. Anyone know about this? Thanks!

What is the current zoning on the lot and how large is it?

You are wanting to subdivide not rezone.

Assuming the lot is wide enough, there is nothing the city can do to stop it. It will probably cost around $15k after paying all fees and professionals.

If you can provide the address or the lot's current dimensions, I can tell you what your options are (e.g. flag lots, etc.).

The current code is SF1. It's about 1 and half acre lot.

1.5 acres that has 200' fronting the street is different than 1.5 acres with 50' fronting the street. It all depends on the width of the area fronting a street.
