what kind of square footage? You can find 450K houses all over town, but not with the square footage you might want.

Here are a couple of new homes in your budget range maybe a half mile from the big Lakeline Metrorail park & ride station (I have no affiliation with that builder):

It's in the Austin 78717 Zip Code. Good schools in the area - either Leander ISD or Round Rock ISD, which is a plus. Lots of shopping within a mile or two.

Come over for a couple of days and tour the different areas. When I moved from Collin County, I knew I wanted a home with a hill country view - something I could never get in Dallas. Most of the northern suburbs of Austin (except Crystal Falls) look exactly like Plano and Frisco - flat as a pancake. You may or may not care about that though.

1. so what kind of square footage are we talking about for $450K?
2. Won't be able to come down until may be next weekend.
3. Do you guys know how to look up ratings on TEA website with zip codes or just city names since do not know exactly which one of the above areas we may move to, as of now?
4. Leander ISD or Round Rock ISD - do these areas have any new build homes? or is there an option to still build homes? or no option available?

lots of building still going on in leander ISD and RRISD. But as others have mentioned the ISD is almost completely irrelevant. The easiest thing is to find the high school you want then work your way backwards.

450K can buy a 4000 sq ft tract home in the far suburbs or it can buy could be as small as 750 sq ft in central austin.


You should start with how much sq ft you want and the minimum and that will generally determine how far out you live.

You can look to buy new builds near Lakeline station or Leander Station.
You get more sq.ft/$ near Leander station and it's probably going to add 12 to 15 min more mins by train to downtown than commuting from Lakeline.
Both areas have park n ride facilities.
New builds near Lakeline is a bit overpriced in my opinion. Leander seems to be decent for now, but dunno how long it will stay this way.
From Leander station to downtown, its gonna take at least 1 hr by train during the peak hours.
