I saw a house in Rob Roy with the realtor. Very nice area.

Some neighborhoods in the Westlake area to consider (although many homes will be built <2010, with some new ones mixed in):

Rollingwood
Rob Roy
West Rim
West Rim Estates
Butler Cove (street)
area by Austin Country Club (if you want proximity to country club)


I'd also look at Pemberton and Tarrytown.

Spanish Oaks would be farther out, especially with traffic. At your budget, there are a lot of better options closer to downtown.

I second Blakely's response on Pemberton and Tarrytown. I'm surprised your realtor didn't mention these neighborhoods. Pemberton has some homes on large lots too with very close proximity to downtown. Perhaps they didn't mention it because you are wanting acres of land?

This may be a repeat, but Spanish Oaks is more than 20 minutes from downtown and will only get worse year over year since there is very little being planned to accommodate traffic needs for the huge growth west of Austin. Lakeway and other areas that far out will have the same issue.

Have you looked at the several neighborhoods around or near Barton Creek Country Club?

All of these have houses in your price range, are about 20 mins from downtown and most have large lots;

Rob Roy
Rob Roy on the Creek
Rob Roy on the Lake
Amarra Drive
Amarra Villas
Verano Drive
Escala Drive
Mirador Drive
Chalk Knoll Drive
Navidad Drive

Watersmark might be of interest except the lots are small.

And if you are looking to build, there is a huge number of very high end lots around the Fazio Canyons golf course.

You can Google Homes for 2.5 million in austin and get a lot of info.

Maybe Sandra Bullocks former home is up for sale.
