Is there a reason nobody has mentioned Balcones Woods/Mesa Park or Oak Forest yet? Angus Valley?

Biggest issue is finding a home within their budget. Right now there aren't any homes <$450k in Angus Valley and the homes in the other areas that are tend to be smaller. If the OP doesn't mind a smaller home (e.g. 1500sqft), then agreed those are great areas that otherwise matches their criteria.

You might want to consider Georgetown. Quite a few houses there that fit your criteria, within your budget (some well within it), in established neighborhoods with trees, on a quarter acre or more (some on an acre or more), 20-30 minute commute from the address you gave per google maps (and comparative personal experience). Just as another option.

Also a couple in Round Rock, older homes, one with a pool on half an acre, in your budget, 20-30 minutes from work during rush hour.

Could you please point me to areas you were referring to within Georgetown and Round Rock

Brushy Creek and Wood Glen in Round Rock currently have homes on the market that fit.



In Georgetown there are several areas. Country West currently has a home on the market; Berry Creek is at the edge of your desired commute but otherwise has nice homes and lots of trees; Oakcrest is another with lots from about an acre up to about 5 acres that has lots of trees. There are more. Those are all west of I35. East you might be interested in TeraVista, which is within your commute and is in Georgetown and Round Rock (big master planned community - most of the older, more established part is in Round Rock).
