Hi all,

I'm considering a move to Circle C in the Avana neighborhood. I've seen people mention that it's only 15 - 20 minutes to downtown, but that's only the case during non-peak times, right? Current traffic estimates at 7:35 AM today (on a Wednesday) show 20 - 50 minutes. How much of this is affected by the road work related to Mopac by Slaughter?

I love the neighborhood, but I'm a bit concerned about the traffic to downtown and also having to drive 10 minutes just to get to a grocery store.

Roadwork right at Slaughter is about done. The road work at Lacrosse is going. If you're coming from south Circle C you can take Escarpment up to Slaughter to get to Mopac. Going 45 to Mopac right now is probably not the best bet, but within the next year or so it should not be bad at all to get up past Slaughter. I made the mistake of trying to get to the Target at Mopac and 290 at about 9am one day and boyyyyyy. That trip can usually take about five minute but took me twenty. It gets rough heading north. I'd probably lean closer to the 50 minute commute. The 20 is at non-opeak time. I will be going from just east of Circle C to 38th street today and will need to be there at 5:30. Planning on leaving at about 4:25 to get there on time.

It is all relative, I suppose - for the price-point, that area is still probably the quickest trip into town. Doesn't mean it is quick, though. 7:35 is literally the worst time to leave - it is right after school drop-off for elementary school. 15 minutes earlier and 15-30 minutes later and the commute time is much more reasonable.

Right now, the trip from the Avana pool to One Congress shows about 33 minutes on Google maps. At 7:35 it shows 30-60 minutes. At 7:00 it shows 24-50 minutes.

It also really depends where in downtown you have to be.

When we moved to Avana in 2012, Mrs. Aquitaine had to be at 32nd st at I-35 around 8:00 - 8:30. It started out as a 20-25 minute commute but by the time we left in 2015 it was a 40-45 minute commute in both directions.

The HEB was more like 5 minutes, though we were at the "top" of Avana.

Circle C is a fantastic suburb but a commute into town is the worst thing about the area. If you can go earlier as others suggested, that can make a lot of difference.

It sort of depends on where you are going to downtown, but I'd say that 30-40 minutes is average during rush hour in the morning. It's probably a little worse with the construction right now. Like others have said, right after the elementary school drop off (7:30-7:40am) is the absolute worst time to leave. The commute shortens a far amount during the summer.

Proximity to the grocery store is not something I generally hear people having concerns about. I suppose that in Avana you are a little further away, but I think the general consensus is that we have a very conveniently located and really good HEB. The typical complaint is about how busy it always is! It would be hard to find a closer grocery store in this type of neighborhood.
