Someone earlier mentioned about Texas being a nondisclosure state, where sales prices for property are not recorded. Can someone explain how this came about and why it's a good idea? It seems bizarre to me, coming from places where it's all a matter of public record.

At a base for a feasible lifestyle - thats about $3,080 per month living an apartment, not going out or doing anything else. We're not even talking about owning a house ... of which will add about $1k to that base point if you have a weaker down payment. The above is feasible at aprox $65k, you wont be breaking the bank, but you will get by.
My rent went UP to $1,500 monthly (combining utilities makes it ~ $1,700 -- hence why I moved to a slightly cheaper apartment, but I don't expect it will remain cheap very long.)
If you happen to have other expenses (medical / student loans / children / ect) you won't make it here under $80k, no offense - but you won't...especially if you want to own a home.
Just because you dont actually know how to live frugally, does not mean no one can.

2) Utils, avg 400/month = $100
3) Car insurance - no car, ride electric bike, bike, and public transit or a cheap $2K car (or even a 6K nissan leaf). 2013 leafs are selling for about $6K. They only get about 60 miles/charge but are great for driving around town. The insurance on one probably runs 100/month.
4) $100/month, cook from scratch
5) no tolls
6) internet split amongst 4 people, $15
7) No cell, or prepaid cell for calls only
8) entertainment $100/month
9) $300/month for health care premium
10) save 250/month into a traditional IRA (3K/year)
Standard deduction is 12K + 3K ira + 1800 in fica, means taxes on $8200. That is $68/month
11) 68/month for taxes
This budget has another $326/month (3900/year) to put into an emergency savings account.
You are the one that is not living like the "average joe"
Many immigrant families live with multiple families in a house. I have extended relatives that had 5 families, with 2 kids each, in a house. There was always fresh food cooking, from scratch and often from their own garden. They ate healthier than most americans, there was always an adult to babysit, so no daycare, and they split the mortgage 5 ways so they paid around $500/month for housing for a family of 4. They kept the house immaculate. On their street many families did this.

It means it is mandatory not to disclose. Real estate agents claim it is for the privacy of individuals.
It likely is for the benefit of business properties which can be substantially undervalued.

Someone's salary does not coincide with 10% annual increases, and Austin is very quickly evolving into an upper-middle class city for the elite. People will eventually get priced out of their homes, sell up and leave, and let someone else take on that burden.

It's because I'm a Texan, and confusing as it may be to those from other states, we really do still value our privacy here and don't think our financials are anyone else's business unless we choose to disclose them for our own purposes (those disclosures necessary to purchase or sell a house). I object to it as as Texan, therefore, and will resist any efforts to change it. You want financial information to be public? Post your own online, mail your bank statements to your neighbors, I don't care. But don't expect that you have a right to everyone else's.

Btw, Geico is listed as 15th cheapest - about twice what Travelers and USAA charge. I had Travelers some years ago and they were excellent. Have State Farm now.

We have Germania - love them, will never go elsewhere. When we bought the ranch and were getting bazillion phone calls from insurance agents telling us they were sure they could beat any rate we were paying, I said we had Germania and the response was, "Oh. Never mind." and they went away. Great handling of claims, too.
We pay about $250/month - 4 cars, 2 drivers, and I have a recent ding. What on earth is your driving record like, Need4Camaro?

Listen,
rates and rating factor matrices are insanely complex. Your rate is about as relevant as a peeled orange is to an apple. I can absolutely see a $350/mo payment for an SS trim on a youngish driver in North Austin - assuming they have decent liability limits, and lower deductibles.
And Germania absolutely sucks when you start getting inside the metro area - they specialize in Texas Rural package policies. Again, your situation is not relevant to N4C's.

You're comparing two totally and completely different items. What you paid for a house isn't a part of your "financials" - it's a cost you incurred for an asset. I can go look up your property's tax payment history, improvements, square footage, permits you've pulled, who did the work... all on the web in Texas - without even having to register or pay for that information. Don't wave some "Texan" flag on this - it's purely a lobby issue.

Clean record and no tickets. I've had one at fault accident when I was like 19 years old but that was several decades ago.
I've always had higher insurance although this is a bit on the higher side that I've paid. I've never paid anything less than $200 monthly for insurance and that was for a Ford Focus back in Atlanta.
Insurance has little to do with the driver and more to do with the location, claims within the region (Austin has alot of uninsured motorists), if you want proof of this, ask them why they keep raising your rate every term when you've never had a ticket or a claim. value and safety features of the vehicle. I'm mid 30's and single.. that's also taken into account.

30s is lower than 20s, though
. Single does count against you. State Farm lowered our rate each year for many years due to no claims, but we finally maxed out our discount and it has started to creep up a bit. Nothing drastic, though.
Along those lines - have you swapped insurers often? Many offer discounts as time goes by if you stay with them. If we went with insurance elsewhere we might manage to double it to $270 or so - but that is two cars worth ~$60k and only if we didn't shop it around, I suspect.
