FWIW, having recently sold a house with an upstairs master bed, I will say that having it upstairs did appear to affect our resale possibilities. It struck my husband and I as odd, since we prefer the master upstairs (and admittedly are young/healthy enough for that setup), but buyer after buyer, young and elderly alike, commented on it as a negative.

So from that experience & what I've gathered from our realtor, an upstairs master is certainly something to consider from a resale point of view.

As far as the master bedroom upstairs thing goes, my wife only wanted the master to be upstairs when we were looking for a house. Her argument was that we've spent our entire lives living in apartments with people stomping on the floor above us, so the last thing we want is our own kids to be stomping on the floor above us. I guess we'll just hear them stomping on the same floor as us since all our bedrooms are upstairs.

Personally, I love having my masters upstairs since it gives me a greater sense of security at night (although it is probably a false sense of security). Not sure why everyone is so adamant on having it downstairs except for those with mobility issues.

Thanks all for the comments. My realtor did tell me about people's preference of master bedroom on the main level. It makes no difference to me, but I would like to know people's perspectives of different options. I will in Austin to purchase a house next week and hopefully, we will get what we want!!!

A lot of clients that I have that won't look at a house that doesn't have the master down are looking ahead, either their own future lack of mobility or, more commonly, anticipating perhaps a parent needing to move in with them.
