"Harvard Investments is planning approximately 700 single-family residences and 550 multifamily residences as part of a new 240-acre master-planned community in Marbles Falls called Gregg Ranch. It will blossom near the intersection of state highways 281 and 71, and hit the record books as the largest community planned in the city in three decades."

Oh Lord, yet another sprawling new home subdivision in an exurb. Just what that city needs. I hope the city had the foresight to make the out-of-state developer contribute to infrastructure. I also don't see the point of building apartments. SFH is the dominant type of housing out there and while it has grown, it is largely homeowners. It's also pretty far out. So I don't know what the point is of having that subdivision out there.

I guess if you worked in Cedar Park the 45-60 minute commute would be tolerable, but DT Austin would be pretty painful. Hard to imagine there is that much demand for multi-family there though. Might make more sense if it was a retirement community like Sun City.

There is quite a few people who live in Marble Falls and work in Oak Hill. It's about a 40-45 minute drive. It's probably quicker time wise than driving from Southpark in SE Austin to 183 and 620 in NW Austin and vice-a-versa during morning and evening rush hours.

Certain times of the year, that blinding sunrise and sunset would take the fun out of that drive on 1431
