My partner and I are looking to leave the East Side and head towards Dripping Springs or Driftwood. We have looked at lots in Belterra, Rim Rock, and La Ventana. We like our space so I would have to buy side-by-side lots in Belterra. Commute really isn't an issue since we both work SW Austin. We want to build on our lot with our own builder. I have been reading about problems with HOA, water costs, propane issues, etc. Does anyone have any opinions or likes/dislikes they can share? Any other communities with larger lots? I am hoping to stay under 700k for a lot and a new home.

stay on the east side

If you have to go a little further east and get some acreage. There is one with colorado river frontage on hergotz rd and .38 acres for 440K. Right at 183. Seems like it might be in the flood plain, but who knows.

If you go to austinhomesearch.com and search for lots you will find a lot of interesting ones.

edit: I looked it up on the flood plain map and it is not in the flood plain

There are a couple of lots left in Belterra that no longer have assigned builders and you might be able to swing a double. Toll Brothers owns the new area and all of the lots.



If you really want to come out this way, there are alternatives that offer 1 acre sites. There is a newer place, Estates at Sawyer Ranch that offers 1 acre sites and meets your price points. Some neighbors just moved from Belterra to there and are happy.
