Let's take a break from the corona virus for a sec...

I'm using this free time to look at a few more central apartments. (I'm way south right now). There's a newer complex right at the intersection of 71/183 that I've found that has a lot of the amenities of the complex I'm in now.

I'm just giving it a pause and some extra thought just based on my preconceived notions of the area being a bit crime-y. The homeless population, while a bit of a worry, doesn't stress me out too much.

Let me have it, be truthful about how you feel about the area. Schools aren't important. I know there's an HEB on Riverside and I'm not very close to Target (this is heart breaking) but those things aren't too far away. I can hit Montopolis to Riverside to get downtown and then just hit up Airport to get to my central Austin life I miss. I've lived in 78723 so I'm no stranger to the "rough"ness of Austin, but am not sure if this is even worse then 78723.

great area, but gentrifying very quickly. Had friends that lived in the amli about 5 or 6 years ago and it was already getting to be a pretty nice area.

It's a strange mix in that zip. You have people just hanging on and then you have Oracle workers and their ilk with an entirely different set of preferences and perspectives. I really dislike the monstrosity that is East Riverside Drive but once you turn off it you can find places you might want to hang out for awhile. Montopolis has a certain charm and goes at a slower pace which a lot of people like. You do have to be on guard in regards crime and personal safety as it is still one of the worst areas in Austin in that regard. Homelessness has gotten worse so you do need to be prepared for such encounters. I'm not really a fan of the East Olftor corridor and there is nothing essential on that road. Some of 78741 will remind you of 78723 so it will probably be an easy transition. So the apartments are right at 71/183? There is a really odd assortment of businesses in that area plus of course lots of traffic. I might go further west.

you can also buy a house for 250K on a .17 acre lot. Hard to do that anywhere else in town.

I think it’s a great spot, when schools aren’t important. It’s one of the last locations in Austin that you can be semi-Central and not hemorrhage cash to do so.

I don’t think it’s any rougher than the ‘23

Hello I work in 78741 and live in 78744 and shop at the HEB on Riverside as my main store. The entire area is gentrifying rather quickly with all the new "luxury" apartments going up like wildfire. There was a big homeless camp years ago on Riverside and Montopolis that got cleared out when they put up apartments. Oracle moving in has certainly accelerated the development of Riverside. Is wasn't until they moved in the area that the changes started to come rapidly. The easiest way to see this is at the HEB on Riverside. That store has consistently moved more upscale than it was 8 years ago. Most of the crime seems to be petty theft from cars etc.

I think that last part is important for me. I can handle a lil rough but tougher then ‘23 is pushing it. I could do McKinney falls ‘44 but dove springs ‘44 is another thing. Of course, this is all in perspective that this is “rough” Austin. Other parts of the country these would be very safe areas.

It’s really hard for me to say how your perception would be. I’m a 6’2” guy that grew up in the Bay Area neighborhood that had the highest murder per capita rate in the late 80’s/early 90’s. That said, if you’re smart and don’t leave stuff laying on your seats and are aware of your surroundings, I can think of plenty of more dangerous neighborhoods.
