Yes, the commute from Wells Branch to the 360 area would be shorter, but traffic on the main thoroughfares (620/45) on the west side of Round Rock/Brushy Creek doesn’t get packed up much at all during rush hours. I-35 is another story though. Plus 183 southbound south of Duval is really heavy then. Parmer Lane is bumper to bumper at rush hours but does move briskly north of 45/620.

Take into account that the eastern section of Wells Branch is Pflugerville ISD and western is in Round Rock ISD. The schools zoned on the Pflugerville side aren’t that great. I think the Round Rock side is average to good.

Lots of young homeowners in the original sections closest to Wells Branch pkwy.
