Lots of homes are close in to downtown
Lots of homes are in beautiful hill country areas or on a lake
Lots of homes are walkable to fun retail options (e.g. mueller).
Lots of homes have some space from the neighbors

I live pretty close in and have a great view, however my walkable score is 3. What areas have homes that have all 4?

There are some in 78704 that seem plausible, but the distance to retail is pretty far for the parts that backup to the greenbelt.

The parts of rollingwood on the lake are far from retail. The parts of rollingwood by retail dont have great views.

The entrance to davenport ranch has some retail and hill country views, but it is hard to get to downtown.

Some small sections of northwest hills on farhills dr

cool thanks, eganhill dr I think meets all the criteria. Not sure if there is a view, but it does back to a large preserve.

Some parts of 78704, 78731, and 78703 would qualify for all 4. At a steep price, of course.

The areas you describe in 78746 (where I live too) are great regarding views and space, but will never have the walkability or retail... the residents don’t want it...

All of your criteria "Close, Beautiful, Walkable, Private - are subjective. Ignoring price or not?

I favor SW Austin 78749 for the best "blend" of affordability, lifestyle, accessibility to airport and downtown, recreation, good retail/restaurants, good schools.


That said, I've now moved out to Wimberley and actually have all 4 of your criteria in my particular location.

close - 10 miles to downtown
beautiful - has hill country or lake views
walkable - within .5 miles of substantial and varied commercial (coffee, restaurants, bank, grocery etc)

I dont think I used the term private (space?), but lets say .25 acres

does tarry town have hillcountry or water views? I thought all the lake austin waterfront was commercial and then the northwest facing side isnt walkable.

Yep. Google Scenic Dr 78703. It’s still pretty easy to walk to either Lake Austin Blvd or Exposition from there.
