The same was said with Waco once and we all know how that turned out. Granted the city was struck by a major tornado which took a long time to rebuild, then afterwards was neglected like most U.S cities during the 60's - 90's era as people moved out into the suburbs. Now Waco is on fire with lots of development happening including Waco long delayed Riverfront project which includes mixed use midrises along the banks of the Brazos River.
