I'm on the same wavelength as dakicka. I refuse to engage in bidding wars - never have, never will. We purchased in a seller's market as well..it's been a seller's market for a long time now. But this is different, directly caused by out of state people flush with money flooding the market.

Here's a listing in a nearby neighborhood in RRE - sold for over asking, with a dated kitchen, carpet galore, etc.

Right. I started saying they should offer 10k above asking, but they topped out at 4K over. It’s bad down here, but I’ve been getting scared with all this Travisso talk and feel like bumping things up to that type of feel just to be safe...but again, I’m not in real estate.

How about San Marcos? There's quite a bit of inventory there. They can get a newer house, but they may have to compromise on lot size.

Lot size is a sticking point, at least a quarter. The one they have an offer in on is .78. At least 3/2, 1800 plus square feet and at least a .25 acre lot within 20 minutes of San Marcos in any direction...under about 420k.

Ha not quite 590, but that’s 50k above list. I swear if we were empty nesters we’d sell and rent on the gulf coast

Got an update from the realtor on this one house...they ended up with 27 offers. It went on the market on Thursday evening.
