I am considering Century Communities Regan's Overlook and am curious what are thoughts about the builder in general. The base price for the cheapest option with lot premium seems to roughly puts at $850k without any upgrades like trey ceiling in grand room or bay windows in master etc.

Overall i am curious to know hows Century build quality and if paying a premium of ~$125k given the location than other comparable better quality builders like giddens is worth it ?

just to clarify, i have lived in CP for 6 years and currently own a free standing condo by RBC. I was looking for a new build home and on virtually every waiting list for new lots/builds and there's very little inventory for estate homes/lots.

Dont need to move immediately. But my realtor keeps warning me if i dont act soon i might price myself out to afford a estate lot/home in the vicinity. I was passively looking since October and boy last few months have been nuts.

Gabriels Overlook, Georgetown
Escalera Ranch, Georgetown
Reagan's Overlook, Leander
Ridgmar Landing, Leander
The Ridge at Cross Creek, Leander
Overlook Estates, Leander
Sage Creek, Georgetown
Pleasant Hill Estates, Leander

There's two re-sale homes that came on market in Gabriels overlook that dont have any real upgrades but still sold $85k over asking price. And virtually all new builds/inventory in these communities is gone too:
Santa Rita Ranch Estate Homes (Terra del Sol)
Rancho Santa Fe
Tesoro
Grand Mesa at Crystal Falls
Sage Creek

I've been looking at another Century development up that way. In one month, the floor plan we wanted went from $325K base to $405K !!!!!!!! Not holding out much hope
No telling what the last few lots will go for!

Each and every builder here has tons of negative and positive reviews. When someone is buying a used home nobody really looks at who built it(except if it's a really bad reputation builder).

Get the home pre inspected at every stage of the build process you should be fine.my community has quite a few century built homes. Have heard very good feedback as well as bad feedback from the same community. So be diligent by doing proper inspection and you should be good.

Thanks for all the feedback, I passed on Century/Regan's. I deduced the value you get from the $$ you pay is simply not worth it. Would rather drive 6miles out and buy a true custom builder than paying them.
