Is there a suburb around Austin (can be far out if need be) that has the following:

-cute downtown area/Main Street with actual legitimately cool shops and places to eat, walkable access from nearby homes
-good schools (7+)
-good sense of community
-Max budget of 600k but willing to do a large townhome (if it’s in the thick of things and has a semi urban feel)

Anything like this here?

A townhome at the Hill Country Galleria in Bee Cave is about the only option that I can think of which fits your description. I’m not familiar of another Austin suburb that offers an actual house which is less than a quarter mile and true walking distance to an array of shops and restaurants.

georgetown has the most developed "cute" downtown. Round rock has one that is getting better.

Fredricksburg and boerne arent suburbs of austin but have very touristy downtowns.

I would say the east and west coast do a way better job with this.

Like other poster mentioned, checkout Boerne. It fits all your categories plus has amazing hill country views

San Marcos fits that bill, and is a really cool little town, but the schools aren't that great.

Mueller might fit the bill. It's not really downtown but there are a lot of shops, a large park, lake, etc.. Price might be a little more now though.

Georgetown and Round Rock in the Austin MSA.

But they are not 'semi urban' like the hamlets of Westchester County, NYC..

Round Rock however does have "transit" that can get you to downtown Austin during the work week...pre-covid of course. (Route no longer runs due to people working from home)
