Much more affordable than north of it - don't get too far south though if you want to stay out of 'burbs.

Totally get that not everyone likes/wants kids, but I find that when buying a house, the house in a good school district is a better investment than one in a bad one. You will have to sell the house one day, and you're limiting your buyers to those who don't care about schools. Good luck.

Great point! But I was under the impression that the OP was just looking to rent. I could be wrong?

I don't know how vehemently this poster feels about not having kids around him. In a living situation this will more than likely be possible, but they will have kind of a rough time as far as socially, unless they don't go out much, or only go out after curfew. That feeling isn't limited to Californians. I have 2 friends who are from Texas who don't have or want kids, except that they do draw the line about not liking them around them, especially as they usually get to go back home with their parents (both of them have nieces and nephews).

Thank you everyone for your great information. I have one more question. We have friends that live around 4000 Duval Road in Northern Austin. What neighborhood is that? And if we were to live there, how long would it take us to get into the heart of the city in morning rush hour traffic? Google Maps says it's 12.3 miles north of city center. Thanks.

Yes we've been told that; great idea. My friend is into real estate investments, and has told us that for a while, so between the two of you it must be right.
