We are moving to Austin this summer from the Washington DC area. Our realtor has mentioned Pemberton Heights. We have two small children. Do families live in this area? Thanks for your help.

Yes they do, great area along with being in the middle of downtown. Prices are very very high and the market should be. One of my best friend bought a house for 695k two years ago and it only has two bedrooms. After doing the comps and almost 1ac of land it worked out.

Pemberton Heights is a great neighborhood and full of kids. Lots of stay-at-home moms too from the looks of it when I'm walking through the neighborhood. I would say that the average home in there is close to a million dollars. As you travel north in the neighborhood, the prices drop and the houses get less grand. Areas like Brykerwoods and Rosedale will be more like $500K.

I live in this area (not Pemberton) and I can't recommend it highly enough. It is so convenient to everything and it just has a great friendly vibe.

I am helping to sell a house in Pemberton and in March she will take if off the MLS to sell it her self. With that the house will be marked down 150,000, the house is brand new and gorgeous. She is ready to make a deal, call if you are interested 512-940-2402

Pemberton Heights is by far the nicest suburban neighborhood in Austin, and before Austinites get their knickers in a twist, by suburban - I mean single family homes with yards and you have to get in car to get to a store, a bar, a restaurant, a theatre, live or film, you know places you walk or cab to in urban places. PH is beautiful old houses, towering trees, mostly old WASP money, but family friendly - good public schools but if you can afford to buy there, you can afford the private schools of your choice. In PH, you would be a five minute drive or a five dollar cab ride to downtown. An address on Niles Road near the Old Pease mansion, or on Windsor Road overlooking Pease park and downtown is about as fancy as you can get in Texas ( if you care about such things). Only Highland Park and Swiss Avenue in Dallas, parts of River Oaks in Houston, or sections of Alamo Heights in San Antonio can trump it. PH is gorgeous. It is close to everything that gives Austin the distinctive character it has, but is serene, groomed and a beautiful bubble. If I had a million or so to drop on a house, I would move there tomorrow. Your realtor is steering you towards the "classiest" family neighborhood in central Texas. Good Luck!!

The only negative I see to PH is the dull roar of Mopac (highway) you can hear in most of PH.
