I agree. You really have to look at Round Rock on a neighborhood by neighborhood basis and not on an East/West basis. The commute times will depend on where you're commuting to and whether or not you need (or want) to use the toll roads to get there.

Just click on the links themselves, they will take you straight there. I live in Hutto, next door to Round Rock and sort of near Jenbar. I agree with everyone here. West RR is not better than East RR. Actually, I hadn't ever heard it mentioned as such a few years ago. Much of the difference to me may be in some of the topography, but not much. The only "significant" difference I see when I'm out there is that East side is more developed.

Just to simplify and not debate
The E. side homes may have issues with foundations, more then the W. side. I would make sure that is inspected well, when you go to purchase a home.
Just a tip to help people save.....

Yes, beware of Lennar, and I believe Centex. None of the other homebuilders have experienced these problems over here, at least that I know of. I'm in a Legacy and we've had no problems. We have Capital Pacific, Cobblestone, and DR Horton in my neighborhood also and they haven't had any problems either. It's not every neighborhood and every homebuilder out here having that issue; only the 2 I stated.

We live in Teravista, East of I-35 and have been here for 2 years. We haven't noticed any discernable difference between the East and West sides other than the west side is slightly more hilly and has more trees. We live in an area of Round Rock that is experiencing rapid growth, in the past two years we have seen 2 major hospitals, drug stores, Ikea, the Premium Outlet Mall, TGIF Fridays, Chili's, Steak n Shake and JCPenny open. In the coming year a 100,000 sq foot medical complex, an outdoor shopping area with a pond, 2 shopping area, and a gas station will be opening. I-35 and 1431 is quickly becoming the epicenter of all the action in Round Rock.

This is true in the sense that the east side is more heavy clay and the west side is more rock. The clay expands and contracts and can cause foundation problems so you have to be more aware and take care of the dirt around your house's foundation. In dry summers when we can only hand water I tell my friends that I'm watering the house, not the grass

The builders that love roses mentioned just didn't do a good job period on the foundations to begin with so you should beware of them.

Default West Round Rock vs East Round Rock

We have lived in Round Rock for close to 10 years, on both the East side and the West side, and there are a few reasons why we chose West Round Rock over East Round Rock. First, the homes appreciate much faster on the west side. The homes on the east side of Round Rock as well as Pflugerville tend to appreciate at a much slower rate. Also, the very best schools are on the West side, but you should check out the schools individually, because there are good schools in the East side as well. Also, the West side has a lot less construction going on, so if you like lots of urban development, choose the East side. If you like quiet, clean neighborhoods with lots of trees, choose the west side.
