Default Walsh Trails

Hi,
I would strongly suggest you consider the Walsh Trails subdivision on Brushy Creek Road in Cedar Park/NW Austin, in the Round Rock School District. It is about 1.6 miles off Parmer Lane and is directly across from a long series of parks (Brushy Creek Lake Park, Champion Park, and others)---the parks are accessible to Walsh Trails by an underground, lighted tunnel. They have nice trails, water play areas, playgrounds, etc. The neighborhood is less than a year old, with homes by Gehan (my builder!), David Weekley, and Wilshire. The minimum house size is probably 2400 square feet, beginning in the $230K range.

Even though you feel as though you're in the country, the HEB (grocery store) is only about 2 miles away, and Lakeline Mall is about 5 miles!

Drop me a note if you have any other questions. We're moving out there within the coming month as our house is finished!!

The quality of the school is a big factor in the value of a house. If the neighborhood school has good test scores, the house is more expensive. There is perceived value in good test scores.

schools are a part of the "demand" of a specific neighborhood -- as an example, anderson mill's houses are ok, for the most part not new, but both elementary schools, the junior high, and high school have all acheived "exemplerary" status given out by the state of texas -- westwood, the high school, is annually one of the top 100 high schools in the nation -- so, yeah, it does help determine the price of propery

I live in Walsh Trails in NW Austin and love it! Directly across Brushy Creek Road is a regional trail that is probably 8-10 miles long at this point. There aren't many, if any, houses for rent in our neighborhood as it is less than 2 years old, but at least it gives you an idea of a neat area. (Brushy Creek Road is about 7 miles north on Parmer Lane, from Mopac/Loop 1)
