If you can afford it get hardwood and have it finished. If done right should last a lifetime. Really doesn't matter abut the weather;its just a lifetime product. The only place I don't like it is in wet areas incase of a leak but some still do it and take the chance.

We just (as of last week) has Lamett Bianco laminate flooring installed and I LOVE it. Everyone that has seen it asks if it's real hardwood. We paid about $4.25 sq. ft. installed at Carpet Mills. Carpet Mills has gotten some bad reviews, but we had an excellent experience with them. If you decide to use them I would recommend Rashid at the RR location (across from Sam's Club)

Take this into consideration:

A well-maintained hardwood floor can last a lifetime, and floating engineered hardwood floors can last anywhere between 40 and 80 years. On the other hand, a laminate floor is estimated to last up to 20 years.

This is b/c hardwood and most engineered wood floors - depends on the top layer thickness on the latter - can be refinished a number of times where a laminate floor will never again look as good as it did when you put it down.

Unless you have solid handscraped floors, which can't be refinished because of the texture. But it looks so nice.

Is there any way to refinish then?

We used Austin Hardwood Flooring and were really happy with them.

I would go with hardwood over laminate. Laminate really doesn't look as good and doesn't do an much to boost resale on a house.

We went with pre-finished hardwood floors, but they can be refinished if we ever want or need to.

Austin Hardwood Flooring just finished installing Anderson Virginia Vintage in the downstairs of our house. We also are very happy with them. Excellent installers and good value.

Some of the engineered wood floors are floating which means it is not so hard to install yourself if you want to save a few bucks. If you are going over vinyl or lineoleum you don't even have to remove it first as long as it is fairly level.

Larger stores in Austin for flooring:

Floor and Decor
Lumber Liquidators
Lowe's
Home Depot

I've used Floor Coverings Int'l a couple of times. Their van is their showroom and they'll bring it right to your house so it's very easy to see multiple options right where you're considering using it. They're a local, family owned franchise. They do great work and are top-rated on a local, membership-based website in terms of both quality and value. Have you heard of Angie's List?
