There are at present 45 homes listed in Steiner for $325K or less.
There are 18 Pending listings for an Active/Pending ratio of 40%, which isn't terrible from a seller's perspective, but it's not a hot market either.

There have been 22 solds this year that were listed at $325K or less. Assuming some might have closed today, we can call that a 5 per month average, meaning there is a 9 month supply of homes in your price range. That's a buyer's market!

The list/sales price ratio is 96.4% for the sold. But looking at the original list price, instead of the last list price, it's 91.2%, meaning the final sales price, on average for these 22 solds, was 91.2% of the original list price. The avergae sales price was $262,709, so the average original list prices started at around $288K.

You should look up to the $325K range because it's not unreasonable to think you could find a motivated seller willing to sell that home for below $300K.

25 minutes is definitely an exaggeration, but the time from the back to the front is the second reason we didn't buy there (the first being the tax rate). It took about 10 minutes just to get to the red light, and then you might have to wait at the light for another couple of minutes. I don't have enough patience for that!!

It is NOT an exaggeration. I challenge you to come here at 7:45 in the morning and get from behind Bella Mar to the exit of the neighborhood. You will get stuck in the traffic for 2 elementary schoole (soon to be 3). I have timed it on several occasions. I live and work primarily in Steiner. I know it like the back of my hand.

ITA. We live towards the front, but getting from that far back in the morning when school starts is tough. But most of the resales in your price range are going to be located towards the front.

And taxes are high, but I think it's worth it for the schools. Both elementary schools and the middle school are rated exemplary. And there's no reason to believe that the new high school won't follow suit, seeing as most of the schools feeding into it are rated exemplary.

SW Austin schools are exemplary too and we only pay 2.17. We have two new schools opening as well. Come check it out! Close drive to the city!

If you work in North Austin and love the lake, Steiner is a great place to live. A lot of choices in where to live have to do with work and time/family trade offs.

And if you get past the city limits, like into Granada Hills, the tax rate is 1.8 and attend the same schools as Circle C, and you get a 1+ acre lot.

No one said it wasn't a great place to live. Steiner is very nice. If the OP works North than it would be fine for them. If commute isn't an issue than SW would be better to save money. It is still a bad economy, you know!
