Looking for a 2nd place between $85-120k... like a studio or small 1 bedroom. Apparently there are like 5 available places and really not that many as a few are on action and listed at "opening bid". Every building is sold out? So much for a glut of DT condos...

I went up to $200k for the heck of it and still very low inventory.

Up the price range by about $200K and you'll find enough DT condos. In your price range, I'd look east of DT.

You are going to need to get up to 250k to see any decent inventory in studios and 1 bedrooms downtown. These buildings aren't all "sold out" it is just that your price range is way, way too low. 80-120k will get you a decent condo in an Austin suburb, but not much in the central/downtown part of Austin.

Also, most of the condos that are still selling new units like Spring, W, Austonian, etc., do not put most of their units on MLS so MLS is not a complete picture of the total available inventory. That doesn't mean there are any deals to be had though.

If you go up to 200k Im seeing at least 9 south of enfield. But just because there are only a few in your price range doesnt mean that there isnt a glut.

As you go to west campus there are a lot more.

according to our former mayor there are ONLY 400 condos left in allllll of downtown

I was looking in 78701, but it still blows my mind that there isn't a stuido at a decent price (as I'm not looking for a primary residence).
