Please can you tell me about the areas where these condos are located,
and if you could describe the area a little bit.
Are these areas "Wild West"? Would you live there, and why would or would not.

I wouldn't consider anywhere in Austin "dangerous"...well, not compared to where I came from anyway. :-)

Neither area is "dangerous," but the Burton Dr address is in a fairly poor area that is known for a high theft rate. If you move into an apartment complex in the East Riverside area, don't leave any valuables in your car (that advice goes for pretty much any apartment complex but especially one in that part of Austin).

If you can afford to live in a better area, I would avoid the apartment complexes in the East Riverside area (most of the 78741 zip code). Most of them are junk.

I would live in the Metric location. That area borders on an area of town (Rundberg/Lamar) which is considered a shady area, but that location itself is fine. You have close proximity to Mopac and I-35 and there's plenty of shopping. There are lots of apartments/condos in that area of Metric - many are gated. I work close to that location and I would not consider it unsafe at all.

I'd be a little more leery of the East Oltorf location. I would consider it a little on the rougher side. However, you're very close to downtown if that's important to you.

I know this will probably be an unpopular post, but I would stay far away from both of those condos. There's a reason why they are both listed for under $35K. I think those are the cheapest listings in the entire Austin metro area. I would be worried about property theft the most. I would also be worried about the future of both of those complexes if you're looking at these for investment properties. I've read that at least one of them has a financially troubled HOA.

I know nothing about Metric Drive. But I lived for many years in an apartment off Oltorf and I'm still in the area today. Compared to "dangerous areas" of DC, Chicago, St. Louis, Atlanta, it is safe! Yes, there is petty crime and poor people but it's not a war zone. I would rent there.

But do not buy a condo!! All of the units are old and have been rented out to students for decades. There is little chance of appreciation, the carrying costs will kill you over time.

I would choose the Metric location, but I know nothing about where you work or if you're going to UT. They're pretty much on opposite sides of town.

I would not live around East Riverside again given the option. My first apartment as a student was on Royal Crest & Riverside about 10 years ago (right behind KAOS) and the apartment complex burned 3 times in 3 years after I moved out. I saw my old apartment up in flames while driving to UT one morning (I had moved further down Riverside); it was surreal.

That's a decent area by the hospital. Housing is nicer in the area and this would be a good price. Lots of parklands close by.
