The area between 35 and Burnet Road, east and a few streets to the west of 183 near Payton Gin Rd, I'd agree with that. But you're including some decent neighborhoods with your north of Koenig parameter.

what about the area between parmer lane and wells branch, and 35 and mopac? The houses that we have looked at online in that area seem nice. We are trying to keep it under 1500 per month.

hookemhorn---back to your question. the location of buttercup and lakeline would be an easy on/easy off trip. i would say that time of the morning would be less than 40 minutes of almost entirely freeway driving. i'm making almost that exact drive midmorning today, i'll report back just to give you a starting point.

You consider Crestview and environs to be a pit?

I suspect this opinion says a whole lot more about you than it does about the areas in question. Are there some less than affluent areas north of Koenig? Yeah, there are, just as there are all over Austin, pretty much.

Is the entire area you describe "a pit"? Only if your definition of "not a pit" is really restricted.

My thoughts as well. I hesitate to say this, but it raised disturbing questions about status in society and how that plays out in perceptions. Not just for this poster. I'm owning up to it myself as well.

Even the much maligned Quail Creek/Hollow above 183 is not that bad in certain sections. There's a big section of that neighborhood between Rutland Drive and Braker, west of Parkside, that is not a hooker infested, drug ridden pit as some posters would be quick to ascribe to the entire area. Plenty of older homes showing pride of ownership, neighbors out walking their dogs, kids playing in the streets, etc...

That's not actually that huge a portion of North Austin.

hookem.....too bad your thread got hijacked.

Regarding buttercup & lakeline, i agree with chickenfry. If going AGAINST drive time, you're looking at 30 min. tops to Brack.

& for the Mrs....to RR, 15 min. on the toll probably 25 min. taking streets (620 or 1431).

The buttercup/lakeline area is a good one, but if buying a brand new home (since there'll be 10-15K in air in it), don't expect any appreciation for 5-7 years unless the local economy improves. Alot of building in that area.
