I was thinking of buying a house but the 10 % down plus closing cost to much and then the zero down loan hit the breaks ,so I find may self asking where could I move my family for about a year so I can try and save up again .
Man where does the money go ? the cost of living at 70k here in Austin ,my 30k does not go far .
I have a son with mild Autism and trying to find a ISD that has a summer program and places I can rent .

Consider building. If you can buy a lot or some land, you can use that as your down payment if the lot value is 10% or more of the house value even if you have little invested in the land loan. Because you control the land and have a deed, it is valid collateral. It is possible that this can make up the difference in a tight financing spot.

Talk to a mortgage broker to see if this can work for you.
